What should be created?
In Binz, designated as an industrial and commercial zone IG III, there is a structural contradiction: While the vacancy rate in the city of Zurich is only 0.10%, at the same time more than 5% of office space is vacant – significantly more in some quarters. / Raumtetris 2.0 sees this discrepancy as an opportunity. A temporary, reversible conversion of office space into living space – for example, limited to two years and extendable – activates existing space instead of creating new ones. / Especially in new buildings such as "B2Binz" or "Tic Tric Trac", some of which currently have high vacancy rates, urgently needed housing can be created at short notice. With simple, deliberately reduced fit-out standards, conversion costs and regulatory hurdles remain low, while the original office use is retained in the long term. / The effect is doubly effective: The land consumption per person is reduced, and at the same time CO₂ emissions are reduced by dispensing with new buildings and their embodied energy. / The result is a win-win situation: owners reduce vacancies and increase space efficiency, and users gain access to flexible and comparatively affordable housing. / As a pilot project within the framework of the Netto-Null pilot district, Raumtetris 2.0 shows how regulatory flexibility and spatial adaptability enable sustainable solutions – pragmatic, resource-saving and transferable. / No longer building, but using it differently.
